Many of our communities fall within highly rated districts including Katy ISD, Klein ISD, and Conroe ISD in the Houston area; Frisco ISD and Prosper ISD in Dallas; and Williamson County and Brentwood school zones in Nashville. School zone information is available for every community — ask your sales consultant for lot-specific school assignments.

Yes. Model homes are open in all three markets and appointments can be scheduled online or by calling our sales team. Tours are personalized — a design consultant walks you through finishes, floor plan options, and available upgrades so you can visualize your custom home before breaking ground.

Yes. In addition to fully custom builds, we maintain a selection of spec homes — professionally designed and nearly or fully complete — available for quick move-in, typically within 30–90 days. Inventory changes frequently; contact our team for current availability in your preferred market and community.

Unlike production builders such as DR Horton or Toll Brothers, Partners in Building focuses exclusively on the luxury custom segment with deeper personalization at every stage. Buyers work directly with a dedicated project manager and design team — not a sales center — allowing for structural modifications, custom floor plan adjustments, and premium finish selections that production builders typically do not offer at scale.

HOME BUYING & CUSTOMIZATION

Building a custom home with Partners In Building typically takes between 8 and 12 months from the time the permit is approved to project completion. Simpler designs usually take about 8 months, while larger or more complex plans with unique structural features may require 12 to 14 months. Several factors can influence this timeline, including the permit approval process, material availability, workload, and weather conditions depending on the season. Your dedicated Builder will keep you updated with periodic progress reports throughout the building process.

At Partners in Building, your journey starts with a blank canvas or you can use our thousands of plan designs as inspiration. Your Sales Counselor, partnering with our in house award-winning architectural team, will collaborate closely with you to create the home of your dreams. You share your vision for your home, and together we craft a luxury custom residence that reflects what matters most to you. Our team will ensure your plan is architecturally sound and code-compliant before plans are submitted for permit.

All Partners in Building homes come standard with energy-efficient features. Depending on the division and community, our homes are built to either Environments For Living®️ Diamond Level standards or ENERGY STAR®️ standards. Energy-saving feature options include double-pane insulated windows, spray foam insulation, dehumidifiers, high-efficiency HVAC systems, gas tankless water heaters, LED lighting, fresh-air blending systems, programmable thermostats, EV charging conduit, and integrated smart-home technology from Google Home, Ring, Lutron, and more. Specific features and certifications vary by division and/or neighborhood. This comprehensive approach delivers exceptional energy efficiency, comfort, indoor air quality, and smart-home convenience.

Partners in Building offers the flexibility to build your dream home both within our established, prestigious communities and on privately owned land. We proudly build in some of the most sought-after neighborhoods across each of our divisions, where lots are pre-approved and infrastructure is already in place for a seamless building experience. Additionally, our dedicated Build on Your Lot teams specialize in guiding you through the entire process of building on your own land—from land evaluation and preparation all the way through to the completion of your custom home. If you’re considering starting fresh, we can even facilitate a tear-down to construct a new home on your existing lot. Partners in Building is a fully custom builder; we can absolutely offer multigenerational and ADA-accessible floor plan options tailored to your family's needs. If your family requires such features, it’s as simple as sitting down with our designers to discuss your specific requirements. Many of our floor plans already include dedicated guest suites or casitas with private entrances, which are ideal for multigenerational living. Additionally, ADA-accessible features like wider doorways, roll-in showers, and single-story layouts can be incorporated as modifications on most plans. PRICING & FINANCING

The starting price for a Partners in Building home varies because each home is custom-designed to reflect the individual buyer’s vision and lifestyle. Factors that influence pricing include the desired square footage, the choice of high-quality materials, upgrades such as premium cabinetry, flooring, and fixtures, as well as additional features like outdoor living spaces, smart home technology, and energy-efficient systems. Generally, base pricing for these homes begins in the low-to-mid $600,000s.  However, the most common homes typically range from $700,000 to over $1.5 million. This wide range reflects differences in the selected community, the size and location of the lot (including any lot premiums), as well as the array of personalized options and luxury upgrades that buyers may choose to incorporate into their dream home. Ultimately, Partners in Building offers flexibility to create homes that fit various budgets while ensuring quality craftsmanship and tailored design.

Yes, Partners in Building works closely with select preferred mortgage lenders who specialize in new construction and construction-to-permanent loans. Using one of our preferred lenders may qualify you for closing cost incentives in select communities. You are also welcome to use your own financing. Our team is happy to guide you through pre-approval requirements and get you the best rate for your construction loan.

No, there are no hidden costs during construction. The contract price includes all structural components, standard finishes, and all permitted work. When you choose any upgrades during your design studio appointment, those costs are clearly itemized and added to your contract upfront, before construction starts. If you decide to make any changes once construction is underway, a detailed cost estimate will be provided, and your written approval is required before any additional work begins. This transparent process ensures there are no unexpected charges or surprise invoices when it’s time to close.

Yes, we frequently offer interest rate buydowns and builder incentives, but these vary depending on the community and current market conditions. Incentives may include temporary or permanent mortgage rate buydowns, contributions toward closing costs, or upgrade allowances on certain quick move-in homes. For the most up-to-date information on promotions, consult your sales representative, as offers are regularly updated and can differ between the Houston, Dallas, and Nashville areas.

The process has six stages:

  1. Select Your Community & Homesite – Choose the neighborhood and lot that best fits your lifestyle. Already own a lot?
  2. Design Your Custom Floor Plan – Meet with a sales professional to discuss your needs, lifestyle, and budget. Our team will design and engineer a custom floor plan tailored to you.
  3. Personalize Your Home – Visit our Design Studio to select finishes, cabinetry, countertops, flooring, fixtures, and other personalized features.
  4. Finalize Your Contract & Permits – Review and approve final pricing, sign your construction agreement, and begin the permitting process. This phase typically takes 4–8 weeks.
  5. Build Your Home – Construction generally takes 8–12 months, with scheduled milestone visits to keep you informed and involved throughout the process.
  6. Final Walkthrough & Closing – Complete a comprehensive walkthrough and punch-list inspection before closing and receiving the keys to your new custom home.

We schedule formal site visits at key milestones — framing, pre-drywall, and final walkthrough — so you can inspect progress and ask questions at the most meaningful stages. Ad-hoc visits outside scheduled times require 24-hour advance notice and must be accompanied by a team member for safety compliance. Your project manager also provides weekly photo updates so you can follow progress remotely.

Delays can occur due to weather, permit processing, or material lead times. If your projected completion date shifts, your Builder will notify you promptly with a revised schedule and the reason for the change. Your contract includes a completion date window and outlines the process if delays extend beyond that window. We work proactively with trade partners to minimize disruptions.

WARRANTY & AFTER-MOVE-IN SUPPORT

Our homes include a tiered warranty:

Partners in Building homes include a limited warranty covering workmanship, materials, and structural components. While the warranty program is consistent across all divisions, the length of coverage may vary by location. Typically, warranty terms range from 1–2 years for workmanship and materials and 4–6 years for structural coverage. Full warranty details are provided in writing at closing. Please contact your sales counselor for division-specific warranty information and available third-party warranty options.

After you move in, we strive to resolve any repair or warranty requests within 14 calendar days of when your request is entered into our system by the warranty service administrator.

A warranty claim is considered ‘cleared’ when homeowner signs off to confirm the work has been completed to your satisfaction. Warranty service requests are submitted through our homeowner portal (MyPiBHome.com) or by contacting our dedicated warranty coordinator directly. Non-emergency repairs are usually scheduled within 5 to 10 business days, while urgent issues that impact livability—such as HVAC failures or plumbing leaks—are addressed within 24 to 48 hours. Additionally, we conduct 30-day and 11-month walk-throughs during your first year to proactively identify and resolve any concerns before your warranties expire.
